The Estate Collection at West Hills
A late 1980s tract of large single family homes on the west edge of the San Fernando Valley. Every home we found in the tract's listing record is at least 3,585 square feet. Here is what the tract is, what it has actually sold for, and what makes one house worth far more than the one across the street.
What the Estate Collection actually is
First, the part people get wrong. West Hills is a neighborhood of the City of Los Angeles. It is not its own city. Your address is Los Angeles, your city services are Los Angeles, and your schools are Los Angeles Unified.
The Estate Collection is a tract inside that neighborhood, in the 91304 zip code. Public listing records for the tract show:
- Built in 1987 and 1988. Every home in the tract records we pulled carries one of those two years, with a single 1989 outlier.
- Big floor plans, all of them. Sizes run from 3,585 to 4,553 square feet, and most homes land on one of four plans: 3,585, 3,857, 4,147 or 4,359. Four to five bedrooms. Three to five bathrooms.
- Lots around a quarter acre. Most sit between 9,700 and 12,600 square feet. A handful of the better lots run past 16,000.
- An HOA, not a gate. The association is the Valley West Hills Owners Association. No record we pulled reports a gate or a guard.
- Eight streets. Ashton Court, Atherton Lane, Clarington Drive, Southby Drive, Sedgewick Court and Brookmont Place, plus blocks of Ingomar Street and Stagg Street.
- Los Angeles Unified. Listings in the tract most often name Pomelo Elementary, Hale Charter Academy and El Camino Real Charter High. Boundaries move. Check yours with the district.
We have not found a published count of how many homes the tract holds, so we are not going to put a number on it.
How it differs from the tracts around it
West Hills has several 1980s and 1990s tracts sitting almost on top of each other. They are not the same product and they do not sell for the same money.
Country Hills Estates, just north on Strathern Street, Arminta Street and Valley Flores Drive, was built around 1986 and its listings report HOA dues in the 36 to 52 dollar a month range. Stonegate at West Hills, to the west, was built between 1992 and 1995 and holds a much wider mix of sizes, including homes near 2,200 square feet. The Estate Collection is the tract where the floor plans start big and stay big.
What Estate Collection homes have sold for
Below are the closed sales we could tie to this tract by name in the record itself. Five homes closed between April 2025 and February 2026.

What drives price inside the tract
Look at that table again. Two of those five sales are the same house. It sold in April 2025 for $1,401,000 and again in February 2026 for $2,582,000. Same square footage both times. Ten months apart.
The West Hills market did not go up 84 percent in ten months. Condition did that. Which is the whole point:
- Condition and finish level. This is the biggest lever by far. These are 38 year old houses. A kitchen and primary bath from 1988 versus one redone last year is a seven figure gap in this tract, not a five figure one.
- The lot. Most lots run about 11,000 square feet. The ones past 16,000 give you real usable yard behind the pool, and buyers pay for it.
- What you back to. Records in the tract report views ranging from nothing at all to mountains, hills, canyon, city lights and panoramic. A home backing open space is a different house than a home backing a neighbor's rear fence.
- The floor plan you drew. The 3,585 plan is a four bedroom, three bathroom house. The 4,359 plan is a five bedroom, five bathroom house. Nearly 800 square feet and two bathrooms separate them.
- The pool. Most homes in the tract have one. A dated pool with old equipment is a cost in a buyer's head, not a feature.
The trade-off worth knowing
Every home here was built in 1987 or 1988. Unless someone replaced them, the roof, the pipes, the HVAC and the pool equipment are all pushing 40 years old. Buyers know it and they price it in. Homes that have not been updated sit. Two of the tract's recent closings took 290 and 184 days on the market before they sold. Both sold. Both took most of a year to do it.
If your home is original, that is not a reason to panic. It is a reason to decide up front whether you are selling as is at an as is price, or spending on the two or three rooms that actually move the number. That decision is worth more than any marketing plan.
