Three things, worked out by hand for your home.

  • Your value range, built from homes that actually sold near you. The addresses are in the report, so you can check the work yourself.
  • What you would take home after commission, closing costs and any loan you still owe. Your netNet proceeds. The money that reaches your bank account after every cost of selling comes out of the sale price., the money that reaches your bank.
  • The exact plan we'd use to sell it, walked through by Kurt in a short video.

How your number gets worked out

Zillow and Redfin read public records. They know your square feet, your bed count and the year the house went up. That gets them close. It does not get them right.

Kurt starts with the homes that sold near you in the last few months. He looks at what those homes had that yours does not. Then what yours has that they did not. He adjusts the number for each difference. Those homes are called compsShort for comparable sales. The homes near you that recently sold, and that a buyer would weigh against yours., and every one he used is listed in your report.

That work takes about an hour. It is the reason this is not instant, and it is the reason the number is worth reading.
