A staffed gate, one cul-de-sac, and a handful of very large homes on lots most of Calabasas does not have. Here is what the MLS record actually shows about this tract, including the number that most pages about it leave out.
What Oak Creek Estates actually is
Oak Creek Estates is one of the smallest guard-gated tracts in Calabasas. The gate is off Vicasa Drive. Nearly the whole community sits on Temma Court, a cul-de-sac behind it.
The homes were built between 1993 and 1997. They are big. Every Oak Creek Estates home that has ever traded in the MLS falls between 7,231 and 11,257 square feet, on lots between 0.66 and 1.14 acres. Listing records for the tract report a staffed gate, 24-hour security, a gate attendant and key card entry. The homeowners association is recorded in the MLS under the name Oak Creek Estates.
Only five homes in this tract have ever been listed or sold through the MLS. A 2012 listing inside the tract described the community as 16 homes. We have not confirmed that count against a public record, so treat 16 as an agent's description rather than a fact.
Schools are Las Virgenes Unified. Of 400 Calabasas 91302 listing records we checked, 380 name Las Virgenes as the high school district, and Calabasas High School is the high school named most often. Boundaries change. Confirm the current assignment with the district if a specific school is the reason you are buying.
How it differs from the gated tracts next to it
Calabasas has a lot of gated communities, and several of them sit within a few hundred yards of this one. The difference is scale, and it is not subtle.
Lower Vicasa Drive, right outside the Oak Creek gate, is Calabasas Country Estates. Its homes run about 3,900 to 5,400 square feet on lots near a third of an acre, and it has its own guard gate and tennis courts. Bellagio, on Park Verdi and Park Marco Polo, runs about 3,200 to 3,700 square feet. Creekside, on Park Paloma, is smaller still.
Oak Creek Estates homes are roughly double the size of those, on lots two to three times as large. If you are comparing tracts, that is the whole distinction. You are not paying for a different gate. You are paying for square footage and land.
The sale numbers, and the hole in them
This is the part worth reading twice. In the 24 months ending August 19, 2026, Oak Creek Estates recorded zero closed sales. Not a slow year. None.

For scale, Calabasas as a whole closed 274 sales in the 12 months ending August 18, 2026, at a median sale price of $1,762,500 and a median of $658 per square foot. Oak Creek Estates is a different tier of the market than the city median describes, which is exactly why the city number is the wrong tool for pricing a home here.
Zero sales in 24 months means there is no current comp set for this tract. Anyone who gives you a confident price per square foot for Oak Creek Estates is working off a 2023 sale, a neighboring tract, or a guess. Thin turnover cuts both ways. It protects the neighborhood, and it makes your home harder to price and slower to sell. What is listed here tends to sit for months rather than weeks.
What moves price inside the gates
Five homes is a small sample, but the spread between them is wide, and the drivers are the same ones that decide value in every estate tract in Calabasas.
- Flat usable land. Lots here range from 28,589 to 49,805 square feet. That is a 74% spread between the smallest and the largest. In this tier, flat acreage you can actually build on is the scarce thing, not the acreage on the tax record.
- Position on the cul-de-sac. Temma Court dead ends. The lots at the end are the quiet ones, with no through traffic and no headlights. Two of the tract's past listings sold specifically on being at the end of the street.
- What the rear of the lot backs to. Backing to trees and open space is not the same as backing to a neighbor's yard, and buyers at this price point price that difference in a walkthrough, not on paper.
- Condition, and the year of the last real remodel. This is the biggest single swing in the tract by a wide margin. Homes here were built in the mid 1990s, and a house carrying its original kitchen, baths and systems trades in a different band from one taken back to the studs. In a tract this small, one renovated home resets what everybody believes the street is worth.
- Square footage itself. 7,231 to 11,257 is a 56% spread inside one gate. Two homes on the same street can be entirely different products.
If you own a home in Oak Creek Estates
Your pricing problem is not the market. It is the missing data. With no sale in the tract since 2023, a number pulled from an automated valuation tool is close to meaningless for your home, because those tools need recent nearby sales and there are none.
Pricing a home here has to be built from the ground up. The 2023 sale adjusted forward. What is currently offered inside the gate and how long it has been offered. Closings in the comparable Calabasas luxury tier outside the gate. Then the specifics of your lot, your position on the street, and your condition.
That is the work. It takes a few days, not a few seconds, and it is what we do before we ever quote you a list price.
