How far off can a Zestimate be?

Zillow publishes its own error rate, and it is worth reading before you trust the number. For a home that is not listed for sale right now, which is yours, Zillow's published median errorThe middle miss. Half of homes are closer to the real price than this. Half are further away. It is not the worst case. is 7.01%.

For a home that is already listed for sale, the same figure drops to about 2%. The gap is the point. Zillow gets much closer once a real agent has priced the house and put it on the market.

That is the middle miss, in either direction. A $1.5M home is ordinary across Calabasas, Westlake Village and Agoura Hills. Price off by that much and you either leave money behind or sit on the market for months.

Why does a computer miss?

A Zestimate reads public records. It knows your square feet, your bed count and the year the house went up. That gets it into the neighborhood.
