What 51,502 homes sold for in Los Angeles and Ventura counties
Closings from September 1, 2025 through August 31, 2026, compared with the twelve months before. Published September 7, 2026. Closed sales, not asking prices, not estimates.
A house is worth what a buyer pays for it. So this report skips the forecasts and the automated estimates and reports the number that actually closed. 51,502 homes sold across Los Angeles and Ventura counties in the twelve months ending August 31, 2026, for a combined $66.8 billion. The median home sold for $905,000, up 0.6 percent from $900,000 the year before. Sales were up 2.8 percent. The median single family house sold for $1,000,000, the same as the year before, to the dollar.

- Four homes in ten closed at a million dollars or more. 42.5 percent of every sale in the two counties, 21,884 homes.
- The million dollar house is flat. The median single family house sold for $1,000,000 in both years. Condos and townhouses slipped about 2 percent.
- The top of the market got thinner at the very top. Sales at $5 million and up rose 4.6 percent. Sales at $10 million and up fell 7.1 percent, from 253 to 235. The single largest closing in the period was $130,000,000.
The fire zones are the fastest growing markets in the county
Two places stand apart from every other city in this report, and they are the two that burned in January 2025.

Price per square foot uses the living area reported to the MLS for the structure that was sold, so a lot with a fire damaged or demolished home on it reads as a very low price per foot. Treat the Palisades price per foot as a signal of what is being sold, not of what a standing home is worth.
Pacific Palisades closed 166 sales, up 52 percent, while its median fell 11 percent to $3,026,993 and its median price per square foot fell 11 percent. That is the shape of a market where a large share of what closed was land and damaged structures rather than finished homes. Altadena closed 207 sales, up 45 percent, and its median rose 10 percent to $1,375,000. The data reports what closed. It does not say why, and we are not going to guess at the mix of lots, rebuilds and standing homes behind either number. Both are the most active markets, relative to their own past, in the two counties.

Culver City and Studio City led. Studio City is the only city with a median above $1.5 million that gained more than 10 percent. Calabasas gained 7.0 percent to $1,818,000 on 21 percent more sales, the strongest year in this report for any city in the Conejo corridor.

Three of the ten are coastal and expensive: Pacific Palisades, Venice and Malibu. Malibu's median fell 5.4 percent while its sales rose 28 percent, the same shape as the Palisades in a smaller dose. Newhall, Valencia and Porter Ranch put the north end of the county on the list too.

Beverly Hills and Manhattan Beach tie at a $3,500,000 median, but Manhattan Beach costs $1,493 a square foot against Beverly Hills at $1,159, because a Beverly Hills house is bigger. Hidden Hills would top both lists at a $5,998,000 median and $1,224 a foot, but it closed only 14 sales in the year, so it sits in the home turf table below rather than here.

The city of Los Angeles row covers Bel Air, Brentwood, Holmby Hills and every other neighborhood the MLS files under the city itself. Individual sales are not identified; the largest closing is a price only.
235 homes closed at ten million dollars or more, about one every day and a half. Beverly Hills and the city of Los Angeles account for 135 of them. The largest, at $130,000,000, closed inside the city of Los Angeles.
The month a home closes matters

January through August of each year. A home that closes in June typically went under contract in April or May.
June and July 2026 were the two busiest months in the archive, at 4,899 and 4,903 closings. January 2026 was the quietest month in two years at 2,980. June 2026 also had the most five million dollar closings of any month, 114. The year to date through August is flat against 2025: 33,942 closings against 33,975.

Hidden Hills closed 14 sales in the year, so treat that row as directional rather than statistical.
- Calabasas had the best year on this table. Median up 7.0 percent to $1,818,000, sales up 21 percent, and 82 percent of everything that closed was a million dollars or more.
- Malibu sold more and sold for less. Sales up 28 percent, median down 5.4 percent to $3,080,000, with 57 closings at five million or more.
- Westlake Village and Thousand Oaks eased. Medians down 2.6 and 3.2 percent. Westlake's price per foot still rose 3.3 percent, which says smaller homes sold, not cheaper ones.
- Newbury Park and Woodland Hills got busier. Sales up 26 and 16 percent on flat prices.

Method, and what these numbers do not say
Every figure on this page comes from closed sale records reported to the California Regional Multiple Listing Service, pulled through the Trestle RESO Web API into an archive Ascension Estates maintains, and deduplicated to one record per sale. The archive holds 107,860 closed residential sales from July 27, 2024 through September 5, 2026. This report uses the two full twelve month windows inside it: September 1, 2024 through August 31, 2025, and September 1, 2025 through August 31, 2026.
- Medians, not averages. A handful of very large sales drags an average up. The median is the price the middle home sold for.
- City is the city the MLS recorded. Neighborhoods inside the city of Los Angeles are filed under Los Angeles unless the listing agent used the neighborhood name, so the Los Angeles row is large and mixed, and the Los Feliz or Silver Lake rows are small.
- Ranked tables use cities with at least 100 closings in both years, 111 of the 226 cities in the archive, so a single unusual sale cannot move a ranking.
- Price per square foot uses the living area reported to the MLS, on sales that reported more than 300 square feet.
- Off market and pocket sales never enter these records. Neither do sales reported only to other MLSs.
