Here is how it affects the value of your home.

Your number moves the day this one closes

One sale on a street sets the price for every home on it. Buyers look at what just changed hands nearby. So do appraisers. Whatever this home settles at becomes part of the evidence for yours, whether or not you ever sell.

It does not move every home the same amount. A house with the same beds and about the same size feels it most. A different floor plan two streets over feels it least.

How much it moves

The honest answer is that it depends on three things, and all three are knowable today.

  • How close you are. Same street counts most. Same tract still counts. Past that it fades fast.
  • How alike the homes are. Beds, baths, square footage and age. The closer the match, the more of this sale lands on you.
  • What it actually closes at. A list price is an opinion. The closing price is the evidence.

If you ever do sell, this is the window

A recent sale nearby is the strongest comp you can have. Comps go stale in about 90 days, so a sale on your street is worth the most in the months right after it closes.

Price is decided before the sign goes up. Homes around here that sold in the first week closed at 100.6 percent of asking. Past sixty days, 98.6 percent.
